How It Works

Step 1 — Confidential Property Access Agreement ($1,500 Program Fee)
You’ll sign a short agreement directly with Paramount Construction, Inc. and pay a $1,500 program fee. This grants you access to our Private Property Portal — our internal database of teardown homes and building lots in the DC metro area.

The portal includes two distinct sources of properties:
• MLS Properties: Public/on-market properties that match your criteria
• Private Wholesale List: Off-market properties from our exclusive seller network, posted once we receive seller approval

New opportunities are added in stages, not on a fixed schedule, as our team secures property access and as qualifying public listings appear.

Step 2 — Buyer Representation Through a Licensed Realtor
Paramount Construction, Inc. is not a real-estate brokerage. For any on-market (MLS) purchase you decide to pursue, you’ll work with a licensed real-estate agent (for example, Lori Maggin, Realtor® with Rory S. Coakley Realty, Inc.) so you have professional representation on that transaction.

Before You Commit to a Property

Before you put any money at risk, our in-house architecture and build team will:

  1. Perform a Feasibility Study to verify the approximate buildable area of the lot (setbacks, coverage, zoning, site constraints).
  2. Create a Concept Home Plan laid out directly on a sketch of the lot survey so you can see how the house fits.
  3. Calculate the Base Home Price using our Paramount Standard Specifications.
  4. Build an Interactive Pricing Spreadsheet (Excel) so you can review finishes, upgrades, and options — and understand total project cost.

Q: What’s the difference between MLS properties and your private wholesale list?
A: MLS properties are publicly listed and available to all buyers through real estate agents. Our private wholesale list consists of off-market properties from our exclusive seller network — opportunities not available to the general public, often with less competition and better pricing.

Q: What if I find a property on my own?
A: Perfect! We can still provide feasibility studies, concept plans, and build pricing for any property you’re considering — whether you found it through us or on your own.

Q: How quickly can you turn around a feasibility study?
A: Typically 3 days or less. We understand that in competitive markets, speed matters.

Q: Do I have to build with Paramount Construction?
A: While we’d love to build your home, the feasibility and concept planning services help you make informed decisions regardless of who you choose as your builder. However, if you do build with us, you receive the buyer broker commission credit.
