The Montauk puts the primary suite on the first floor and builds the rest of the house around that decision. The main level flows from the kitchen through the living and dining spaces with the kind of openness that makes weeknight dinners and weekend entertaining feel equally natural. It's a home that doesn't ask you to choose between architectural presence and the practical reality of wanting your bedroom, your kitchen, and your morning coffee on the same floor.

This plan isn't tied to the address you saw on Zillow — that's just where the listing is anchored. The Montauk can be built on your lot or on a property Paramount has identified for potential acquisition, anywhere across the DC metro. Paramount evaluates hundreds of lots, teardowns, and aging homes across the DC metro for potential acquisition — and our in-house architects handle the site-specific modifications. Tell us where you want to build.

Why the Montauk
  • First-floor primary suite for buyers who want main-level living now — not as a future compromise, but as the way the home is designed from day one
  • Optional elevator connects all levels so the entire home stays accessible for decades, not just the years when stairs are easy
  • Open main-level layout flows from kitchen to dining to living — sized for everyday life and scaled for entertaining without feeling oversized or empty
  • Smart footprint works on smaller or narrower lots without sacrificing interior space — ideal for infill sites across the DC metro's most established neighborhoods
  • 700 square feet of heated upper-level space — a compact second floor that gives everyone their own space without maintaining rooms you never use

How New Home Pricing Works

The price you see includes an estimated land allowance. Your actual investment depends on the lot — yours or one we've identified — along with site conditions, home size, and finishes.

Build it exactly as shown or change every detail — the strategy call is where we put real numbers together based on your priorities.

Here's how the process works. It's three distinct phases, each with a purpose:

Phase 1

Design & Selections

This is where your home takes shape. Plans are created or modified by our in-house architects. You choose finishes, fixtures, and layout — or let our design team handle it for you.

Phase 2

Permitting

We submit your plans and manage the approval process with your local jurisdiction. This phase runs in the background while final details are locked in.

Phase 3

Construction

Your home is built. Every decision has already been made, and the build moves with purpose. Most homes are completed within 15 to 18 months from lot selection to move-in, though timelines can vary based on design complexity, client selections and decision-making, and local permitting.

Whether you want to choose every tile and finish yourself or let Paramount's design team handle the selections for you, we match the process to how you want to build.
