The Pine pairs a razor-clean stucco exterior with a raw, industrial interior — Corten steel beams overhead, warm materials underfoot — a home that looks like nothing else on the street and feels unlike anything you've walked into before. Build it as shown — or customize to fit your lot and your lifestyle.

Most homes ask you to choose between modern and warm. The Pine doesn't. The moment you step inside, exposed Corten steel beams — oxidized, architectural, permanent — draw your eye upward and anchor the open living spaces in something that feels earned rather than decorated. The stucco exterior makes a quiet statement from the curb: no ornament, no apology, just form. Inside, that same restraint gives way to texture and depth. This is a home that gets better the longer you live in it.

What you saw on Zillow was a plan — not a place. The Pine isn't tied to any development or neighborhood. It can be built on a lot you already own, or on a property Paramount has identified through its ongoing acquisitions research across the DC metro. Paramount evaluates hundreds of properties — lots, teardowns, and aging homes — for potential acquisition. You're not choosing from a builder's pre-set community. You're choosing where you want to live. Tell us where you want to build.

Why the Pine
  • Corten steel beam ceilings that function as architecture — no art required, no staging tricks, just raw industrial material doing exactly what it's designed to do
  • A stucco exterior that reads as sculpture from the street — maintenance-resistant, weather-hardened, and impossible to mistake for production construction
  • Open living spaces scaled for real entertaining — the kind of floor plan where a dinner party of twelve and a quiet Tuesday morning both feel exactly right
  • In-house architects who designed the Pine from the ground up — available to adapt it to your lot, your program, and the way your household actually functions
  • A home that bridges two design languages — contemporary precision on the outside, rustic warmth on the inside — so it fits into established DC-metro neighborhoods without disappearing into them

Your Investment

How New Home Pricing Works

The price you see includes an estimated land allowance. Your actual investment depends on the lot — yours or one we've identified — along with site conditions, home size, and finishes.

Build it exactly as shown or change every detail — the strategy call is where we put real numbers together based on your priorities.

Here's how the process works. It's three distinct phases, each with a purpose:

Phase 1

Design & Selections

This is where your home takes shape. Plans are created or modified by our in-house architects. You choose finishes, fixtures, and layout — or let our design team handle it for you.

Phase 2

Permitting

We submit your plans and manage the approval process with your local jurisdiction. This phase runs in the background while final details are locked in.

Phase 3

Construction

Your home is built. Every decision has already been made, and the build moves with purpose. Most homes are completed within 15 to 18 months from lot selection to move-in, though timelines can vary based on design complexity, client selections and decision-making, and local permitting.

Whether you want to choose every tile and finish yourself or let Paramount's design team handle the selections for you, we match the process to how you want to build.
