Step inside and the first thing you notice is the light — the way it moves through the home all day, never sitting still. Morning sun pools in the kitchen, afternoons turn golden in the living room, and by evening the spaces settle into something quiet and unmistakably yours. The Rose softens the crispness of modern design with a warmth you feel before you can name it. It doesn't ask for attention. It simply makes you want to stay.

The address you saw on Zillow isn't where this home lives — it's just where the listing was anchored. The Rose isn't a plan in someone else's development, and you're not picking a lot in a finished neighborhood. You're building your home, and there are two ways to do it: on a lot you already own, or on a property Paramount has identified across the DC metro. We evaluate hundreds of properties — lots, teardowns, and aging homes throughout the region — as part of our own acquisitions work. Tell us where you want to build.

Why the Rose
  • A kitchen positioned to catch the morning sun — so coffee, breakfast, and the start of every day happen in the best light in the house.
  • A living room designed for golden afternoons, where the light shifts warm and low and the room invites you to slow down.
  • Transitional architecture that pairs clean modern lines with timeless warmth — a home that won't feel dated in ten years or trendy in two.
  • Finishes tailored to your lot, your light, and your daily routines — so the home is shaped around how you actually live, not a builder's standard package.
  • Open, light-filled living spaces that flow from room to room — perfect for hosting a crowd or keeping the whole family connected on an ordinary Tuesday.

Your Investment

How New Home Pricing Works

The price you see includes an estimated land allowance. Your actual investment depends on the lot — yours or one we've identified — along with site conditions, home size, and finishes.

Build it exactly as shown or change every detail — the strategy call is where we put real numbers together based on your priorities.

Here's how the process works. It's three distinct phases, each with a purpose:

Phase 1

Design & Selections

This is where your home takes shape. Plans are created or modified by our in-house architects. You choose finishes, fixtures, and layout — or let our design team handle it for you.

Phase 2

Permitting

We submit your plans and manage the approval process with your local jurisdiction. This phase runs in the background while final details are locked in.

Phase 3

Construction

Your home is built. Every decision has already been made, and the build moves with purpose. Most homes are completed within 15 to 18 months from lot selection to move-in, though timelines can vary based on design complexity, client selections and decision-making, and local permitting.

Whether you want to choose every tile and finish yourself or let Paramount's design team handle the selections for you, we match the process to how you want to build.
