We accept only one client per target area at any given time. When you join the program for McLean, Bethesda, Arlington, or any service area, you receive exclusive access to all properties in that territory.

Program Agreements

Upon enrollment, you’ll execute two agreements: one with Paramount Construction for property access and analysis services, and one with a licensed Realtor for publicly listed property purchases.

Confidential Property Access and Analysis Agreement

Key Terms:

  • Program Fee: $500 with introductory pricing (standard $1,500)
  • Term: 180 days, cancelable by either party with 7-day written notice
  • Services: Unlimited property analysis including concept plans, specifications, and exact build pricing
  • Exclusive Engagement: Paramount Construction serves as your sole analyst during the term
  • Commission Credit: If you build with Paramount, receive credit equal to buyer broker commission paid

Buyer Agency Agreement

Key Terms:

  • Representation: Lori Maggin, Realtor® with Rory S. Coakley Realty, Inc.
  • Term: 180 days, cancelable by either party with 7-day written notice
  • Commission: As stated in MLS listing (typically paid by seller); 5% for private properties
  • Commission Credit: When Paramount builds your home, buyer broker commissions are credited back
  • Disclosure: Lori Maggin is married to Robert Maggin, President of Paramount Construction, Inc.

Frequently Asked Questions

What happens after enrollment?

After payment processing, you’ll receive electronic signature requests for both agreements (approximately 2 minutes to complete). Upon execution, you receive immediate access to the Private Property Portal.

Can properties actually be acquired below market value?

It’s possible but not guaranteed. Our private network includes off-market properties from estate settlements and relocations. The examples shown ($60K-$125K savings) represent actual transactions but are individual cases. What we can assure is exclusive early access to properties before public market exposure.

What are the qualifying requirements?

To qualify: (1) Minimum $1.7M total investment capacity, (2) Documented proof of funds showing at least 25% down payment capability, and (3) Readiness to acquire property within 90 days if suitable opportunity presents.

How do I confirm territory availability?

Contact 301-370-6463 before enrollment to verify current territory availability. If your desired area is currently assigned, we can add you to the priority waitlist.

What about the commission credit?

When we construct your new home following property purchase through our affiliated Realtor, buyer broker commissions are credited back to you. On a $1.3M property acquisition, the credit would approximate $32,500 (typically 2.5% of purchase price).

Is construction with Paramount Construction required?

The program is designed for clients who plan to build with Paramount. While we don’t require binding construction commitment upfront, the expectation is that you’ll engage us for design and construction. Building with us enables the buyer broker commission credit.
