Program Structure

Confidential Property Access Agreement

You’ll execute a brief agreement directly with Paramount Construction, Inc. This grants access to our Private Property Portal—our internal database of teardown homes and building lots throughout the DC metro area—plus complete analysis services for your target properties.

The portal includes properties from two sources: publicly listed MLS properties matching your criteria, and our private wholesale network of off-market opportunities from estate sales, relocations, and direct seller relationships.

Professional Representation

Paramount Construction, Inc. is not a real estate brokerage. For any publicly listed property you wish to pursue, you’ll work with a licensed real estate agent who provides professional buyer representation throughout the transaction.

Commission Structure: When we build your new home, the buyer broker agent’s commissions are credited back to you. On a $1.3M property acquisition, this represents approximately $32,500 (2.5% of purchase price) returned to offset your total investment.

Comprehensive Analysis Package

Before you commit capital to any property, our architecture and construction team provides:

  1. Feasibility Study verifying approximate buildable area, setback requirements, zoning parameters, and site constraints.
  2. Custom Concept Plan or portfolio selection, overlaid on the lot survey so you can see precisely how the residence fits the property.
  3. Base Home Pricing calculated using our standard specifications, including all site preparation, demolition, and utility connection costs.
  4. Interactive Pricing Model allowing you to evaluate finish selections, upgrades, and optional features to understand total project investment.

This complete package is delivered in 48 hours or less for each property you’re seriously considering. Standard program includes analysis for up to 12 properties. With introductory pricing, this limit is removed.

We accept only one client per target area at any given time. When you join the program for McLean, Bethesda, Arlington, or any service area, you receive exclusive access to all properties in that territory. You will not compete with other Paramount clients.

Program Agreements

Upon enrollment, you’ll execute two agreements: one directly with Paramount Construction for property access and analysis services, and one with a licensed Realtor for any publicly listed property purchases.

What happens after enrollment?

After payment processing, you’ll receive electronic signature requests for both agreements (approximately 2 minutes to complete both). Upon execution, you receive immediate access to the Private Property Portal and can begin reviewing available properties. Both complete agreements are available for review above before enrollment.

Can properties actually be acquired below market value?

It’s possible but not guaranteed. Our private network includes off-market properties from estate settlements, relocations, and sellers prioritizing speed and confidentiality over maximum price. Without public listing competition, some buyers negotiate below typical market values. The examples shown ($60K-$125K savings) represent actual transactions but are individual cases. Results vary by property and seller situation. What we can assure is exclusive early access to properties before public market exposure, providing significant advantage in constrained inventory markets—even when paying fair market value.

What are the qualifying requirements?

To qualify for territory exclusivity: (1) Minimum $1.7M total investment capacity (land plus construction), (2) Documented proof of funds showing at least 25% down payment capability, and (3) Readiness to acquire property within 90 days if suitable opportunity presents. These requirements ensure all clients are qualified, serious buyers capable of moving decisively on appropriate opportunities.

How do I confirm territory availability?

What does the program fee cover?

The introductory $500 fee grants access to the Private Property Portal with both MLS listings and private wholesale opportunities, plus complete feasibility studies, custom concept plans (or portfolio selections), and comprehensive pricing packages including all site costs for unlimited properties. Standard $1,500 program limits analysis to 12 properties; introductory pricing removes this limitation entirely.

What about the commission credit?

When we construct your new home following property purchase through our affiliated Realtor, buyer broker commissions are credited back to you. This can substantially offset total investment. For example, on a $1.3M property acquisition, the credit would approximate $32,500 (typically 2.5% of purchase price).

How long does property search typically require?

Timeline varies entirely based on your specific requirements. Buyers with flexible criteria sometimes identify suitable properties within days. Those with precise requirements—particular streets, specific lot dimensions, certain orientations—may require several months. We work at your pace until finding exactly what matches your parameters.

How quickly can feasibility studies be delivered?

For each property of interest, we deliver the complete package—feasibility study, concept plan (or portfolio selection), and exact base pricing—within 48 hours. This occurs before you place any capital at risk, providing complete clarity before making offers. Additional design alternatives for the same property will extend timeline accordingly. We understand that in competitive markets, analysis speed matters.

Is construction with Paramount Construction required?

The program is designed for clients who plan to build with Paramount. Some properties in our network are targeted for our own development projects, and providing client access represents significant opportunity. While we don’t require binding construction commitment upfront, the expectation is that you’ll engage us for design and construction. Building with us enables the buyer broker commission credit—approximately $32,500 on a $1.3M property purchase (2.5% commission).
