Downsizing shouldn't feel like giving something up. The Aldie is proof that a smaller home can live larger than the one you're leaving. Build it as shown — or customize to fit your lifestyle.

Most homes hide a third of their square footage in rooms you walk past twice a year. The Aldie puts all 4,069 square feet to work. The open floor plan pulls the whole main level into one connected space — no walls carving your day into separate boxes, no one stuck in a different room while the conversation happens somewhere else. It's the rare home that feels bigger than its number, because every square foot is one you actually use. You're not buying someone else's house — you're building yours.

One thing Zillow gets wrong: the address on that listing isn't a neighborhood, and the Aldie isn't one plan in a development. It's a home Paramount builds anywhere across the DC metro — build on your lot or on a property we've identified. Behind the scenes, we evaluate hundreds of properties across the region for potential acquisition — lots, teardowns, and aging homes in the places people actually want to live. That research runs constantly, whether or not a listing ever tells you about it. Tell us where you want to build.

Why the Aldie
  • Optional first-floor living puts daily life on a single level — a home that works as well at 85 as it does at 55.
  • An open floor plan that keeps the cook, the guests, and the game all in the same conversation — nobody hosts from a separate room.
  • Four bedrooms mean downsizing doesn't cancel visits — grandkids, overnight guests, and a dedicated office all still fit.
  • Four and a half baths — nearly one per bedroom, so a full house of guests never waits in a hallway.
  • 4,069 square feet, right-sized on purpose: big enough for the whole family at Thanksgiving, small enough that no room sits dark for months.

How New Home Pricing Works

This price is based on our Protos Specifications and includes an estimated land allowance. Your actual investment depends on the lot — yours or one we've identified — along with site conditions, home size, and finishes.

Build it exactly as shown or change every detail — the strategy call is where we put real numbers together based on your priorities.

Here's how the process works. It's three distinct phases, each with a purpose:

Phase 1

Design & Selections

This is where your home takes shape. Plans are created or modified by our in-house architects. You choose finishes, fixtures, and layout — or let our design team handle it for you.

Phase 2

Permitting

We submit your plans and manage the approval process with your local jurisdiction. This phase runs in the background while final details are locked in.

Phase 3

Construction

Your home is built. Every decision has already been made, and the build moves with purpose. Most homes are completed within 15 to 18 months from lot selection to move-in, though timelines can vary based on design complexity, client selections and decision-making, and local permitting.

Whether you want to choose every tile and finish yourself or let Paramount's design team handle the selections for you, we match the process to how you want to build.
