Step inside the Iroquois and the first thing you notice is the light — the way it moves through the open living spaces all day, softening the crisp edges of modern design into something that feels unmistakably like home. The home breathes with you: open and generous where you gather, calm and quiet where you retreat. It's the rare transitional home that feels both polished and lived-in, where you never have to choose between beautiful and comfortable.

Here's what Zillow couldn't tell you: the Iroquois isn't tied to the address you saw in that listing — that's simply where the plan was anchored online. This is a home you build, and there are two ways to begin. Build it on your own lot, or build it on a property Paramount has identified across the DC metro. Paramount evaluates hundreds of lots, teardowns, and aging homes throughout the region for potential acquisition — quietly, and continuously. You're not buying someone else's house. You're building yours. Tell us where you want to build.

Why the Iroquois
  • First-floor bedroom suite that adapts as life changes — a private retreat for guests, a comfortable space for aging parents, or a quiet home office away from the daily flow.
  • Open gathering spaces designed for the way you actually entertain — where the kitchen, dining, and living areas connect so the cook is never cut off from the conversation.
  • All-day natural light that means fewer switches flipped, warmer mornings, and rooms that feel alive whether you're hosting twenty people or reading alone on a Sunday.
  • Finishes shaped to your lot and your routines — chosen with our in-house design team so the details reflect how you live, not a builder's default spec sheet.
  • Quiet, private retreats balanced against the open core — so the home works for a busy household and a slow weekend morning with equal ease.

How New Home Pricing Works

This price is based on our Protos Specifications and includes an estimated land allowance. Your actual investment depends on the lot — yours or one we've identified — along with site conditions, home size, and finishes.

Build it exactly as shown or change every detail — the strategy call is where we put real numbers together based on your priorities.

Here's how the process works. It's three distinct phases, each with a purpose:

Phase 1

Design & Selections

This is where your home takes shape. Plans are created or modified by our in-house architects. You choose finishes, fixtures, and layout — or let our design team handle it for you.

Phase 2

Permitting

We submit your plans and manage the approval process with your local jurisdiction. This phase runs in the background while final details are locked in.

Phase 3

Construction

Your home is built. Every decision has already been made, and the build moves with purpose. Most homes are completed within 15 to 18 months from lot selection to move-in, though timelines can vary based on design complexity, client selections and decision-making, and local permitting.

Whether you want to choose every tile and finish yourself or let Paramount's design team handle the selections for you, we match the process to how you want to build.
