Paramount managed the architecture, the engineering, the cost analysis,
the zoning analysis, the redevelopment, which included managing removal of
a sewer easement, management of flood plain issues and repositioning the
property to the market at a variety of different new home and remodel price points
and plans.

Paramount created a series of different new home plans at a variety of sizes
and in a variety of styles.

By creating a variety of remodel and new home plans the demand for
the property increased significantly.

And increased demand means the property sells faster and for more money.

So, instead of just marketing to a narrow range of buyers
looking for “as-is” homes for sale in the $600s, our team targeted pricing tiers
from “as-is”, to buyers looking for remodels and buyers
looking for new homes.

So the target market went from buyers with budgets in the upper $600’s to
buyers with budgets over $2 million.

Which is a larger market? Buyers with budgets in the $600s or
buyers with budgets from $600s to $2M?

This significantly increased the number of prospective  buyers which resulted
in a faster sale for the optimal price to the property seller.

This property ended up selling as a teardown and the new home and
lot sold in the upper end of the target price range.

The seller was paid for the sale of the property and an additional
amount as a “bonus” from a portion of the new home sale.
