We’ll discuss your requirements in two key areas:

Land/Location Requirements:

Start Posting Addresses for Lots

We begin posting addresses for available lots from two sources:

Public Listings: We monitor MLS daily for new teardown opportunities in your target neighborhoods (Zillow, Redfin, Realtor.com).

Private Wholesale List: Our biggest advantage. We acquire off-market properties before they hit MLS—often from:

  • Estate sales and probate situations
  • Homeowners downsizing or relocating
  • Pre-foreclosure opportunities
  • Direct mail campaigns in target neighborhoods

Many of our clients find their perfect property from our private list—giving them access other buyers never see.

Evaluate Properties You Like

For the addresses you’re interested in:

  • Walk the Lot: Visit the site in person to assess its potential
  • Perform a Feasibility Study: Determine the exact buildable area of the lot

What We Analyze During the Feasibility Study:

  • Lot Coverage Ratio: Maximum buildable square footage allowed
  • Setbacks: Required distances from property lines (front, side, rear)
  • Easements: Areas where you cannot build (utility access, drainage)
  • Topography: Slopes, drainage patterns, grading requirements
  • Zoning Restrictions: Height limits, FAR (Floor Area Ratio), parking requirements
  • Utilities: Water, sewer, gas, electric connections
  • Environmental: Flood plains, resource protection areas (RPA), tree preservation
  • Access: Driveway placement, street access, sight lines

Layout a Concept Plan on a Site Plan

We create a concept floor plan and front elevation rendering designed specifically for your lot—showing exactly what you can build and how it will look from the street. This process works the same whether you’re building new or remodeling an existing home. This includes all floors (basement through 3rd floor if applicable) laid out on your site plan to show exactly how the home fits the property. We use our lot analysis app to calculate the approximate buildable area of your lot and show how our plans sit on the property.

We use one of three methods to create your concept plan:

1. Portfolio Selection:

Choose from 700+ plans we’ve designed over 30 years, searchable by:

  • Square footage (2,000 – 8,000+ sq ft)
  • Architectural style (Colonial, Craftsman, Contemporary, Traditional, and more)
  • Number of bedrooms and bathrooms
  • Lot requirements (width, depth, slope)
  • Special features (garage location, primary suite location)

2. Modifications:

Take any existing plan and modify it — add a bedroom, change kitchen layout, extend the primary suite, or any other changes.

3. Custom Design:

Our staff architect creates a custom concept plan in as fast as 2 hours, including basement, 1st floor, 2nd floor, 3rd floor (optional), and front elevation rendering.
