There are two sources of tear down building lots for new homes.
The first source are properties that are in the public real estate market. Typically, a real estate agent will sign a listing agreement with a seller (owner) of the home or the tear down lot and then list the property in the Multiple Listing Service (MLS).
In the Washington DC metro market, Bright MLS is the local multiple listing service provider. The BrightMLS will often times feed the listed properties in the MLS database to other real estate sites like Zillow, Redfin and Realtor.com.
The second source for Paramount Construction is our own list of property sellers that we have developed over the years who for a variety of reasons, do not want to list their property with a real estate agent. These properties are not embedded with additional Realtor commissions.
The commission is usually an additional 5 or 6% of the property price.
