Step inside the Oliver and the first thing you notice is the light. It moves through the open living spaces all day long, softening every corner and giving the whole home a sense of ease that's hard to manufacture and impossible to fake. Mornings slow down here. Evenings linger. It's the kind of home where the rooms simply feel good to be in — and that feeling is the whole point.

Here's what most people don't realize: the Oliver isn't tied to the address you saw on Zillow. That's just where the listing was anchored — this plan can be built almost anywhere across the DC metro. You have two ways forward: build the Oliver on a lot you already own, or build it on a property Paramount has identified. We're a builder that does our own homework, quietly evaluating hundreds of lots, teardowns, and aging homes across the region for potential acquisition. You're not buying someone else's house — you're building yours. Tell us where you want to build.

Why the Oliver
  • Light-filled open living spaces that make mornings feel slower and evenings feel longer — the heart of how the Oliver actually lives.
  • Warm, natural materials and clean lines that bring farmhouse character without the clutter, so the home feels calm the moment you walk in.
  • An open kitchen-to-living flow built for the way you really gather — weeknight dinners, weekend crowds, and everything in between.
  • Finishes chosen around your routines, not a builder's spec sheet — from the cabinetry you cook at to the materials you touch every day.
  • A flexible floor plan designed by Paramount's in-house architects, ready to build as shown or reshaped to fit your lot and your life.

How New Home Pricing Works

This price is based on our Protos Specifications and includes an estimated land allowance. Your actual investment depends on the lot — yours or one we've identified — along with site conditions, home size, and finishes.

Build it exactly as shown or change every detail — the strategy call is where we put real numbers together based on your priorities.

Here's how the process works. It's three distinct phases, each with a purpose:

Phase 1

Design & Selections

This is where your home takes shape. Plans are created or modified by our in-house architects. You choose finishes, fixtures, and layout — or let our design team handle it for you.

Phase 2

Permitting

We submit your plans and manage the approval process with your local jurisdiction. This phase runs in the background while final details are locked in.

Phase 3

Construction

Your home is built. Every decision has already been made, and the build moves with purpose. Most homes are completed within 15 to 18 months from lot selection to move-in, though timelines can vary based on design complexity, client selections and decision-making, and local permitting.

Whether you want to choose every tile and finish yourself or let Paramount's design team handle the selections for you, we match the process to how you want to build.
