1. Nature of This Portal

The Paramount Property Portal (the “Portal”) is an informational tool provided in connection with the real estate brokerage services of Coakley Realty (“Brokerage”), a licensed real estate brokerage located at 20 Courthouse Square, Suite 107, Rockville, MD 20850 (301-340-8700). Paramount Construction (“Paramount”) is a construction and development company and does not hold a real estate broker’s or salesperson’s license in Virginia, Maryland, or the District of Columbia. Paramount does not offer, market, sell, or negotiate the sale of any real property through this Portal or otherwise.

2. No Offer for Sale

The properties displayed on this Portal are not listed for sale. They appear on Paramount’s private acquisitions research list as properties that Paramount has identified for potential future acquisition, renovation, or development. The property owners have not authorized the sale of their properties through this Portal and may have no intention of selling. Inclusion of any property on this Portal does not constitute an offer to sell, a solicitation of an offer to buy, or any representation that the property is available for purchase.

3. Buyer Representation & Brokerage Relationship

Access to property details on this Portal is provided exclusively to prospective buyers who have entered into a written Buyer Broker Agreement with Coakley Realty. By accessing the Portal, you confirm that you have executed such an agreement and understand that the licensed agent(s) associated with Coakley Realty represent your interests as the buyer. Coakley Realty does not represent the owners of the properties shown on this Portal unless separately disclosed in writing.

All real estate brokerage services—including property showings, negotiations, contract preparation, and transaction management—are performed exclusively by Coakley Realty’s licensed agents in accordance with applicable Virginia (Va. Code § 54.1-2130 et seq.), Maryland (Md. Code, Bus. Occ. & Prof. § 17-101 et seq.), and District of Columbia (D.C. Code § 47-2853.181 et seq.) real estate licensing laws.

4. Accuracy of Information

Paramount and Coakley Realty make reasonable efforts to ensure the information presented on this Portal is accurate. However, all property data—including but not limited to lot size, zoning classification, tax assessments, school boundaries, and neighborhood characteristics—is provided for informational purposes only and is subject to error, omission, change, or withdrawal without notice. Prospective buyers should independently verify all material information before making any purchase decision.

5. Approximate Property Locations

Map pins displayed on this Portal represent approximate locations only. For properties where the address is not publicly displayed, map markers are intentionally offset and do not represent the actual property location. Pins may appear several blocks or more from the true property site. Do not rely on pin placement for location-based decisions, including but not limited to proximity to schools, transit, or other amenities. Your licensed agent can provide verified location details for properties of interest.

6. School Boundary Information

School assignment information displayed on this Portal is derived from publicly available data provided by Montgomery County Public Schools (MCPS), Fairfax County Public Schools (FCPS), Arlington Public Schools (APS), Falls Church City Public Schools (FCCPS), and District of Columbia Public Schools (DCPS). School boundaries are subject to change at any time and may not reflect the most current assignments. Prospective buyers should confirm current school assignments directly with the applicable school district before making any purchase decision based on school attendance zones.

7. Fair Housing Compliance

Paramount and Coakley Realty are committed to full compliance with the federal Fair Housing Act (42 U.S.C. § 3601 et seq.), the Virginia Fair Housing Law (Va. Code § 36-96.1 et seq.), the Maryland Fair Housing Act (Md. Code, State Gov’t § 20-701 et seq.), and the District of Columbia Human Rights Act (D.C. Code § 2-1401.01 et seq.). All properties are presented without regard to race, color, religion, national origin, sex (including sexual orientation and gender identity), familial status, disability, or any other characteristic protected by applicable law. 8. Affiliated Business Arrangement Disclosure

NOTICE: Robert Maggin, the principal and owner of Paramount Construction, and Lori Maggin, a licensed real estate agent affiliated with Coakley Realty, are married. This familial relationship constitutes an affiliated business arrangement under the Real Estate Settlement Procedures Act (RESPA), 12 U.S.C. § 2607, and applicable state law.

This means that when Coakley Realty provides you with real estate brokerage services in connection with properties identified by Paramount, the services are being offered by individuals with a direct familial and financial relationship. Specifically:

(a) Paramount Construction is owned and operated by Robert Maggin.

(b) Lori Maggin is a licensed real estate agent affiliated with Coakley Realty who may serve as your buyer’s agent under the Buyer Broker Agreement.

(c) Robert Maggin and Lori Maggin are spouses.

(d) Because of this relationship, Paramount and Coakley Realty may have shared financial interests in your transaction.

You are not required to use Coakley Realty’s services in connection with properties identified through this Portal. You are free to obtain real estate brokerage services from any licensed agent or brokerage of your choice. Your decision to use or not use Coakley Realty’s services will not affect Paramount’s willingness to work with you on construction, renovation, or development matters.

Notwithstanding this familial relationship, Lori Maggin’s fiduciary duty as your buyer’s agent is to you, the buyer. Under Virginia Code § 54.1-2132, Maryland Code, Bus. Occ. & Prof. § 17-532, and D.C. Code § 47-2853.191, your agent is legally obligated to promote your best interests, maintain your confidentiality, and disclose all material facts known to the agent that may affect your transaction—including any conflicts arising from the affiliated relationship described herein.

9. Paramount’s Role & Potential Competing Interest

Paramount is a construction and development company that may have an independent business interest in the properties displayed on this Portal, including but not limited to an interest in acquiring, developing, renovating, or performing construction services on such properties. Paramount’s interest in a property may be competitive with, complementary to, or unrelated to a prospective buyer’s interest.

In circumstances where Paramount is actively pursuing the acquisition of a property that a prospective buyer is also interested in, Coakley Realty will disclose this competing interest to the buyer in writing. Your licensed agent’s fiduciary duty is to you, the buyer, and your agent will not share your confidential information—including your offer terms, financial qualifications, or negotiation strategy—with Paramount or any other party without your written consent.

10. Data Privacy

By using the Portal, you acknowledge that Paramount and Coakley Realty may collect personal information including your name, email address, phone number, property search preferences, and browsing activity. This information will be used solely to provide brokerage services, communicate about properties of interest, and improve the Portal experience. Your personal information will not be sold to third parties. For Virginia residents, you may have additional rights under the Virginia Consumer Data Protection Act (Va. Code § 59.1-575 et seq.). 11. No Warranty; Limitation of Liability

The Portal and all information provided herein are offered “as is” and “as available” without warranties of any kind, whether express or implied, including but not limited to warranties of merchantability, fitness for a particular purpose, or non-infringement. To the fullest extent permitted by applicable law, neither Paramount nor Coakley Realty shall be liable for any direct, indirect, incidental, consequential, or punitive damages arising from your use of or reliance on the Portal or the information contained herein.

12. Governing Law

This Disclaimer shall be governed by and construed in accordance with the laws of the State of Maryland, without regard to conflicts of law principles. Any dispute arising from the use of the Portal shall be subject to the exclusive jurisdiction of the courts of Montgomery County, Maryland.
