Building A Custom Home On A “Prime” Building Lot 

The property above is a custom built home on one of our tear-down building lots in the Lee Heights neighborhood in N. Arlington. 

The lot is 10,000 square feet and flat and the new owners will walk just 3 minutes to the Starbucks, Crisp and Juicy and other local retail stores along Lee Highway. 

The process we used with our client was the exact same process we use to acquire, develop, and build the spec homes we sell.

Define Your Requirements 

The first step we do with you is to define your requirements.
What are your requirements for the land?  Location, size, orientation of home, trees, no trees, topography, etc.?
And what are your requirements for your new home – size, style, options, rooms, etc.?

Match You To A Tear-down Lot

Then, based on your land requirements, we match you up with one of our 100s of properties we’re in the process of acquiring from our “private” acquisitions list. You won’t see these properties on Zillow, Redfin, Realtor.com or the multiple listing service.
Some of these take us five years or longer to acquire!


Verify Buildability of Lot

Next, we’ll make sure we can build the home we defined with you above on the lot. We’ll check the zoning, the front, rear and side yard setbacks. Then we’ll check to make sure we understand implications of any easements, flood plains, resource protection areas, burial grounds and other potential encroachments on the land that could adversely impact your new home plan.

Create New Home Plan 

Now this is where the fun starts. Kevin, our “genius” in-house architect, will create a basement plan, a first floor plan, a second floor plan and a third floor (if you want one) and a front elevation of the new home and show you how the home sits on the plat or the lot. 

Specifications and Pricing

Now that we know what the new home will look like and how it lays out on the building lot, our estimating team can calculate an exact price (including site costs, demolition and utility connections).

All of this is done in a matter of days and all done before you put any money at risk on the building lot.

Our sole desire is to make sure you get your dream lot and we build a custom home you absolutely love.
